Italian Projects

Distinct properties across Italy shaped through heritage, material, and form.

Villa Cisterna — Capri

Villa Cisterna is a landmark property positioned above Via Krupp in Capri, one of Italy’s most internationally recognised luxury destinations. The project involved the acquisition, redesign, renovation and repositioning of a historically significant villa with panoramic views across the Faraglioni and Marina Piccola. The strategy focused on enhancing the architectural character of the property while repositioning it as a high-end hospitality and lifestyle asset within the Capri luxury market.


Following completion, the property was sold to a London-based hospitality group pursuing a broader luxury accommodation strategy within Capri. Daniel and Uschi Schwartz subsequently assisted the group in securing the adjoining forest land and the restaurant premises located below the villa, enabling the assembly of a larger integrated hospitality compound with expanded operational and experiential potential.


The project demonstrated Schwartz Milan’s ability not only to reposition premium real estate assets, but also to identify strategic expansion opportunities, negotiate complex acquisitions and assist sophisticated international buyers in creating broader long-term value through site assemblage and operational integration.

Casa Palazzolo — Lombardy

Heritage Residential Repositioning & Compound Restoration


Casa Palazzolo was a significant heritage restoration and repositioning project located in the historic centre of Palazzolo sull’Oglio in the Franciacorta region of Northern Italy. The project comprised a remarkable compound of two major residences including a 12th-century port structure incorporating a two-storey Venetian palazzo dating from the 16th century positioned directly on the river, together with a separate three-storey 18th-century building.


The project involved the comprehensive refurbishment and enhancement of both buildings, carefully balancing historical preservation with contemporary luxury residential living. Works included structural upgrades, restoration of heritage elements, redesign of internal living spaces, landscaping and the integration of modern services while preserving the architectural character and historical significance of the compound.


Following completion, the property was sold to a prominent Australian mining executive. The project demonstrated Schwartz Milan’s ability to identify, reposition and realise value from architecturally significant heritage assets requiring sophisticated restoration, design coordination and strategic market positioning.
